How does booking directly work?

Choose your apartment or room, pick your dates, and submit a request — this is not an immediate charge. Our team reviews availability and confirms your dates, usually within a few hours. Once approved, you'll receive a secure payment link by email to complete your booking.

Is the tourist tax included in the total price?

Yes. The price shown at checkout already includes Rome's city tourist tax of €6 per person, per night, up to a maximum of 10 nights per stay per local regulations. You will not be asked to pay it again on arrival.

When do I pay?

Only after your request is approved. We never charge a card at the time of the request — a Stripe payment link is sent once your dates are confirmed, and your booking is only finalized once that payment succeeds.

What is check-in like?

All apartments and rooms use self check-in via keypad or lockbox. Your personal access code is sent by email 48 hours before arrival. Check-in is from 3:00 PM and check-out is by 10:00 AM.

Can I cancel or change my dates?

Accepted Answer

Cancellations made 14 or more days before your check-in date are free of charge and fully refunded. Cancellations made within 14 days of arrival are charged 50% of the total booking. To cancel or change your dates, contact us by email or WhatsApp as soon as possible.

Question 6

Do the private rooms share a kitchen?

Accepted Answer

Yes — private rooms each have a locking door and a private ensuite bathroom, with a shared kitchen used by other Eternal Residency guests staying in the same apartment.

Is this the same apartment I saw on Airbnb?

Accepted Answer

Yes. Every listing on this site is one of the exact apartments and rooms we operate on Airbnb. Booking here means the same property, the same host, without the platform service fee.

Do you offer discounts?

Occasionally, for returning guests or longer stays — enter a discount code at checkout if you have one, or ask us directly.
